Entrada South: Valencia by FivePoint’s Newest Village | Santa Clarita New Homes
By Wendy Cade Devine | Ranch on the River — Reflections Blog
There are moments in the Santa Clarita Valley that feel like milestones — quiet turning points that remind us how far we’ve come and how much possibility still lies ahead.
When I heard that Entrada South, the newest Village of Valencia by FivePoint, had officially been approved for development, it struck me as one of those moments. Not loud. Not flashy. Just significant and I was so excited… again.
I remember like it was yesterday being in the LA County boardroom when Mission Village (now Confluence Village) and Landmark Village were approved in July of 2017. After the approval was announced, I sat in awe of the Newhall Land and Farming Company team that had pushed so hard for so long (over 40 years) with so much conviction to see the project through. I honestly wasn’t sure I would see it come to fruition in my lifetime; but it did and I was thrilled!

The kicker on this one is that I was out of town for my grandson’s 2nd birthday when the approval meeting for Entrada South was scheduled so I missed it in person, but it was a great day, and I was tickled all over again.
As we move forward to “what’s next”, I always keep in mind that it is not just “another new home development”; it’s part of the ongoing story of the Newhall Ranch Legacy that all started with a dream of Henry Mayo Newhall 150 years ago in 1875. I think he would be amazed at how right he was!!
Thanks for joining me on this newest adventure in the Valencia by FivePoint neighborhood. Let’s start exploring what Entrada South is all about.
Entrada South – A Fresh New Village Coming to Valencia by FivePoint
Welcome to the next chapter of life on the West Side of the Santa Clarita Valley.
Entrada South, the third village emerging within Valencia by FivePoint, is a thoughtfully planned, mixed-use community blending homes, parks, trails, open space, and future shopping and dining in a truly walkable and connected neighborhood.
If you’ve been waiting for a new place to live that feels modern, vibrant, and close to everything, Entrada South is one to watch. My guess is you will see homes come available in the 2027-2028 vicinity.
Homes Planned for Entrada South

Entrada South offers a variety of home styles designed for today’s lifestyles. Rather than traditional single-family homes, this neighborhood focuses on higher density living with incredible access to amenities, making it perfect for:
- First-time homebuyers
- Downsizers
- Lock-and-leave lifestyles
- Professionals
- Families wanting walkability and convenience
Planned home types include:
- Multi-family apartments and condominiums
- Townhomes
- Single-family detached homes
A total of 1,574 new homes are planned throughout the village.
This mix creates a lively, people-friendly environment with plenty of choices for different budgets and life stages.
Village Center – Shopping, Services & More
Entrada South brings a significant amount of new commercial space to Valencia by FivePoint — up to 730,000 square feet of retail, office, hotel, and business park uses.
You’ll see:
- Neighborhood retail
- Restaurants
- Office and professional services
- Hotel (permitted use)
- Mixed-use buildings with homes above shops
- Subterranean, structure, and surface parking
Most commercial areas will be located north of Magic Mountain Parkway, creating a vibrant activity hub that feels like a true village center.
Parks, Recreation & Open Space

Entrada South balances urban convenience with wide-open natural spaces.
5.4-Acre Public Park
Located near “C” Street, the community park will include:
- Play courts
- Playground
- Picnic areas
- Open turf
- Small parking area
Perfect for morning walks, after-school playtime, and weekend gatherings.
Two Recreation Centers (approx. 8,430 sq ft total)
These indoor/outdoor amenity spaces are planned to serve residents across the village.
Spineflower Preserve – 27.2 Acres
A protected ecological preserve in the southeastern corner, ensuring permanent natural open space and beautiful views.
Over 140 Acres of Additional Open Space
Including landscaped greenways, natural areas, and buffers that create a peaceful, scenic backdrop.
Trails, Connectivity & Walkability
Entrada South is designed to connect effortlessly with surrounding neighborhoods and the regional trail system.
Trail Highlights
- Community trails
- Bike paths
- NEV (Neighborhood Electric Vehicle) routes
- Connections to:
- Mission Village
- Westridge
- Newhall Ranch Master Trail network
- Santa Clarita city trails and bike lanes
Whether you walk, bike, jog, or zip around in a NEV, Entrada South will be one of the most connected villages in the region.
Potential Future School Site
A 10.3-acre school site sits at the heart of the village.
If the district chooses not to build a school, the land may become additional housing — without increasing the overall number of units.
This built-in flexibility ensures the community grows responsibly based on actual demand.
Roads & Regional Access

Entrada South’s road system connects directly to:
- Magic Mountain Parkway
- Westridge Parkway
- The Old Road
- Commerce Center Drive
This location gives residents easy access to I-5, employment centers, shopping, and nearby village amenities.

- Fire-resilient infrastructure and planning
Everything is designed for long-term sustainability and reliability.
The Feel of the Neighborhood

Entrada South will have a distinctly urban-village feel — lively, walkable, and connected, with beautiful natural buffers and mountain views. Expect:
- Tree-lined streets
- Pocket parks
- Mixed-use walkability
